What Freezes Up Must Melt Down
Spring! What a relief!
I cannot wait to get back on my bike and ride on snow-free streets in Hampshire County.
Though the ice dam threat is likely past, we are now in the midst of a great melt off. As we mentioned this winter, homeowners insurance will cover the cost to repair interior water damage resulting from an ice dam. Call our office if you notice water stains on your ceilings or walls.
Homeowners insurance policies are less generous when it comes to damage caused by rapidly melting snow and ice on the ground.
Meltwater runoff can cause water to seep into your basement. While homeowners insurance policies are generous in paying for the damage done by water seeping inside through the roof due to ice dams, they will not cover damage done due to water seepage through the home's foundation. This is an exclusion written into all home insurance contracts. Unfortunately, there is no endorsement available to add this coverage.
For homeowners who have a finished basement and who experience water damage, the clean-up and repairs will be an out-of-pocket expense. As the snow melts and the ground surface water rises, make sure your sump pump is working properly to pump the water away from your foundation and keep it from entering your basement.
While we are on the subject of water damage and homeowners policies.....Has your washing machine hose ever burst? Has your hot water heater ever leaked? Have you ever had a cracked pipe or a leaky toilet?
If any of these has ever occurred in your home, you have undoubtedly had water spew out into your home possibly damaging your walls or floors.
Homeowners insurance policies will cover the resulting water damage from these systems in your home after you have met your policy deductible. The policies will not provide coverage to repair the system from which the water spilled, however.
Additionally, some policies provide coverage for damage caused by water back up from sewers, drains or the malfunction of a sump pump. This coverage is often available by endorsement at an additional premium.
